Management of
co-ownership

The property manager (syndic) has the main responsibilities of:

  • convening the annual general meeting and implementing the co-owners’ decisions, in accordance with the co-ownership regulations and applicable legislation;
  • managing the co-ownership, particularly by handling administrative and accounting tasks;
  • representing the co-owners’ association.

To carry out these tasks, the property manager must have expertise in several areas.

The property manager ensures compliance with the co-ownership regulations, keeps administrative documents up to date (list of co-owners, maintenance log, etc.), prepares general meetings in collaboration with the co-owners’ association, and sends out notices and minutes. The administrative department is the main point of contact for co-owners and the co-owners’ association.

Accounting
field

Accounting management is provided throughout the year. Each co-ownership has its own bank account and independent accounting, in accordance with the decree of 27 May 2004. This provides a clear overview of the financial situation of each building.

Co-owners can consult the accounting documents by appointment and obtain explanations about their personal account and the building’s finances. The accounting is managed by a specialised department, and a chartered accountant can be consulted if necessary.

Legal

The legal department is responsible for:

  • monitoring and recovering outstanding disputes;
  • managing insurance claims;
  • handling any legal matters related to the co-ownership.

If necessary, the property manager may call upon legal experts, lawyers, bailiffs, or notaries specialized in handling more complex cases.

Technical
field

The technical department is responsible for monitoring the work decided upon at general meetings and advising co-owners on the maintenance, renovation or improvement of the co-ownership. The property manager can also manage calls for tenders, monitor technical files and supervise construction sites.

Agence des Alpes works with professionals for the daily maintenance of buildings, ensures regular maintenance of the building and intervenes in emergencies. It also has a network of companies specialising in various areas of construction.
